"Net proceeds" is the number that matters — sale price minus preparation, concessions, carrying costs, and transaction costs. A higher sale price doesn't automatically mean a higher net, which is why improvements and timing decisions deserve real math rather than instinct.

The levers that tend to matter most: pricing strategy (homes priced at the market typically outperform aspirational pricing that later chases the market down), targeted preparation (only work the local market pays back), presentation, and negotiation through inspection and appraisal — where sales quietly lose thousands.
