I Need to Sell Quickly

A relocation, a closing date on the next home, a family change — sometimes the calendar is the boss. Speed is a legitimate priority. It still deserves a comparison, because "fast" describes more than one path.

The fastest paths are a direct cash sale (typically one to three weeks) and a competitive as-is sale marketed to buyers who close quickly (often three to six weeks). The difference in proceeds between those two can be meaningful — which is why it's worth knowing both numbers even when you're in a hurry.

Be precise about what the deadline actually requires. "I need certainty by a date" is different from "I need cash in hand by a date" — and some arrangements, like a sale with a leaseback period or a flexible closing, deliver the certainty without compressing the price as much.

There's usually more to weigh than one page can cover — timing, paperwork, money, family. Bring your questions as they are; sorting them out together is the easy part.
