I'm Not Sure What to Do

Maybe circumstances changed. Maybe the house is too big, too small, too expensive, or too full of stairs. Maybe you just want to know what's possible. Not knowing what to do is the normal starting point — not a problem to apologize for.

A useful way in is to name the priority rather than the transaction. Fastest resolution? Most money over time? Least disruption? Staying put longer? Each priority points toward different paths — and most people discover they hold two or three priorities that trade off against each other. That's normal, and seeing the trade-offs clearly is most of the work.

You don't have to be selling to benefit from understanding your position: what the home might be worth on different paths, what your equity could do, what holding costs versus what moving costs. Information first, decisions later, in that order.

There's usually more to weigh than one page can cover — timing, paperwork, money, family. Bring your questions as they are; sorting them out together is the easy part.
